    Welcome to the Assessor's Office Homepage

         The Assessor's mission is to provide fair and equitable valuations to all real property (residential, vacant land, commercial, & industrial) for the purpose of property taxation for Town, County, and school property taxes.  This includes, but not limited to, the valuation of all real property, the collection of property inventory, maintenance of ownership information, and implementation of all whole and partial property tax exemptions.  For a more detailed description on the roll of the assessor, please feel free to review the following document:

    The partial property tax exemptions that a taxpayer may be eligible for are as follows:
                 Senior Citizen
                 Non profit, and 
                 STAR (School TARelief). *

    All exemption applications MUST be filed in the assessment department at Greenburgh Town Hall no later than May 1.  You can download the most common of these exemption forms by clicking on the "Documents & Forms" section of this page.

    *STAR - If you purchased or transferred ownership after May 1, 2015, you will no longer apply for STAR at the Town level.  All applications will be filed with the State of NY (click here).  Any owner that currently has BASIC STAR (prior to May 1, 2015), and is eligible for ENHANCED STAR, can still apply to the Town.    


    As of June 2016, the Unincorporated Town of Greenburgh, as well as the Villages of Tarrytown, Irvington, Dobbs Ferry, Hastings-on-Hudson, Elmsford, and Ardsley will be assessed at 100%.  This means that the assessment should match current market value. 

    In the past the Town assessed all real property at a percentage of market value.  The percentage was known as an equalization rate (ER).  These rates were established by the NYS Office of real Property Services (http://www.orps.state.ny.us/) annually.  This rate and ratio changed annually based on real estate market trends.  Most important is their use to equalize the assessment into full market value prior to 2016.  Now, the Town and its incorporated Villages are assessed at 100%.  Example of both shown below:

    The Assessor also assists in the defense of litigation regarding property taxes.

    The above link to our GIS Website offers Assessments, current sales information, property record cards, maps, and photos.  We are currently in the process of upgrading this site so please check the Town's GIS webpage in a few months to see the changes we've made.  

    Although most staff members can help you with your question, please refer to our "Contact Information" page for a list of assessment employees and their specialty.  Although we try to answer email requests or questions within the day they are received, it usually depends on the information requested and/or the availablility of the person you are addressing.  We suggest if you have not received an email acknowlegement within 1 business day, give us a call.
