11 NEW SINGLE FAMILY HOMES BEING BUILT AT UNDERHILL AND OLD SPRAIN ROAD--TREES TO BE REMOVED

If you drive to the corner of Underhill and Old Sprain Road you will see some preparation for tree removals… This is what is happening…..
On August 5, 2010, the Planning Board granted final subdivision approval, along with a Planning Board Steep Slope Permit and a Tree Removal Permit for a project involving the subdivision of an existing 10.18-acre property located at the corner of Underhill Road and Old Sprain Road into eleven (11) lots, for the purposes of constructing eleven (11) new single family homes. The subject site is located in an R-20 One-Family Residence District and is designated as Parcel ID: 8.330-243-3 on the tax map of the Town of Greenburgh. The approved plans show a 640-foot long cul-de-sac, as measured from the property line, to be constructed for access to the new lots, which will connect to Underhill Road.  This application did not require Town Board approval.
 
The applicant has been approved for the removal of 427 regulated trees as part of the development. The applicant is required to plant a total of 141 new trees and 196 new shrubs throughout the property, as replacement. At this time, the developer (Toll Brothers, Inc.) has had their contractor begin to install the limits of disturbance fencing and soil and erosion control measures. Upon completion of this work, the Town will be notified and a site inspection will be conducted to confirm that all fencing and protection measures have been installed in accordance with the approved plans. No site work will be permitted until Town staff confirms that all protection measures are in place.
 
It is anticipated that tree removal activities will begin on or about the week of February 2, 2015.
 
The approved plans are available for review in the Department of Community Development and Conservation, during normal business hours.  I would be happy to e mail residents copies of the landscaping plans that have been approved. Please advise if you’d like a copy.
